Situated less than five minutes from the town of Sauzé-Vaussais where there are all commercial and leisure faciltiies yet set in a tranquil rural hamlet, this property just needs some new life breathing into it

The property comprises a traditional stone farmhouse with a collection of attached builidngs in good condition ideal for extending into with appropriate planning consent, a large enclosed garden and a field

The buildings are set well back from the quiet hamlet road and sit in the middle of its own land. Inside, the house is in need of updating but is immediately habitable and has mains electricity and water connected as it was until recently used as a holiday home by the sellers. Their family has owned the property for over 50 years and it was run as a working farm until the last few years

There is a modern fosse septique drainage system which has been inspected and conforms but with a couple of minor faults to rectify

In detail the property comprises:

  • Main entrance door into a reception room – 30.7m2 which has a tiled floor, exposed ceiling beams, Charentaise stone fireplace with log-burner flue but currently no log-burner. There is a built-in cupboard, doors to another reception room, kitchen and corridor leading to the stone barn
  • 2nd reception room – 12m2 with exposed floorboards but not in great condition so some work needed. There is another Charentais stone fireplace with a capped chimney but simple enough to reopen. The garden goes around the front, side and rear of the buildings and is screened by hedges and trees so is very private. There are a variety of fruit and nut trees in the garden

The field to the other side of the property is currently just pasture but is fenced and enclosed by hedges and trees. There is a gate between the garden and the field and an entrance onto the field directly from the road

Sauze-Vaussais which is a 3 minute drive, has a large Super U as well as other independent shops, a restaurant and leisure lake with a summer bar and cafe. It is situated a ten minute drive from the RN10 Poitiers to Bordeaux arterial road. The location is well placed for airports with UK flights via Poitiers (45 minutes), Limoges (1 hour 15), La Rochelle (1 hour 30). Trains from Ruffec (20 minutes) connect to the TGV stations at Poitiers for northbound trains to Paris and Lille and Angouleme for southbound trains to Bordeaux and beyond
